Common Questions

Can I use my VA loan more than once?

Yes. It is called second-tier entitlement. If you bought a home at your last duty station, you can use your VA loan again here. Zero down, no PMI. Even if you still own the first home.

How fast can you close?

With the right lender and the right agent, VA loans close in 30 days routinely. We have closed faster. The key is having someone who knows the process and has relationships with VA-experienced lenders.

What is a VA loan assumption?

When a veteran sells their home, the buyer can take over the existing VA loan, including the interest rate. If the original loan was locked at 3%, the buyer gets that 3% rate. We have closed multiple assumptions this year on both the buyer and seller side.

I am renting near base. Is buying worth it if the payment is higher?

It depends on your situation, but here is how we think about it. Rent builds nothing. A mortgage builds equity. In two or three years when you PCS, you can sell and walk away with $30K to $50K+ depending on the market. Or keep it and rent it out. Renting gives you none of those options.

What if I am deploying or going TDY before I can sell?

We have sold homes for clients who were deployed overseas. Power of attorney, remote signing, virtual notary. We coordinate with your spouse and handle everything on the ground. This is not unusual for us.
